HIGHAMS PARK: Tesco to submit another superstore plan

TESCO will submit another proposal for a 24-hour superstore in Highams Park.

A number of previous bids by the retail giant for permission to build on the industrial area adjacent to Larkshall Road have failed.

But the company have revised plans to include a large housing development, independent shops and a community centre, as well as large Tesco store with 350 underground parking spaces.

The company's most recent proposal was rejected by the Government following a public inquiry, on the grounds that the development was not in keeping with the surrounding area.

Tesco says it has learned from the inquiry's decision and have addressed them in the new application.

The company's first proposal was turned down by the council in February 2005, but new proposals were approved later the same year.

However, then London Mayor Ken Livingstone overturned the authority's decision on the grounds that the proposals contavened the London Plan and the Town & Country Planning Act 2000.

Tesco will exhibit its plans at Hale End Library, Castle Avenue, Highams Park, on Thursday until Saturday.

That's rather cynical Morris surely Tesco is just helping the local community and not just wishing to expand their massive empire with yet another major development!

I shall be going to see the plans at the library. i am not totally against tesco having a store in highams park, but if this does get built there is no doubt it will change the whole nature of highams park. i dont necessarily see this as a bad thing.

however, what realistically do people think will get built on that site instead? as sure as hell no industry will come and set up there.

if tesco doesnt build there i can just see that eventually another developer will get a hold of the land and fling up some housing and that will be it.

at least if tesco build there we will get a few extra amenities into highams park.

and on a purely selfish note, i wont have to drive over to sainsbo's or tescos on the A406 every time i need a big shop.

I am happy that Tesco have submitted new plans to include a community centre, lets hope that all the kids that are spreading grafitti every where will have something constructive to do as most kids I see are just hanging around the area. Also it will be good for people who do not have much money as shopping in Highams Park at the moment is very expensive the area does need to be revitalised. Come on give Tesco a chance.

Just a thought but if Tesco do get planning permission this time will they actual build the store and forget, or run out of money, to build the promised houses and local amenities ???

The plans seem to make no mention of how all the extra traffic will be handled. It can be extremely busy at times in the area anyway and if the level crossing is shut everything gets even worse. Paying for so called progress yet again!

We totally oppose the new Tesco store as we have lived in Highams Park since 1959 and agree that the increased level of traffic will be detrimental to the area. Highams Park's level crossing adds character to the village and we would not like to see it removed. 24hr opening is not required especially with the present climate of the credit crunch! Why do Tesco's keep trying? don't they understand NO!

Let's get something clear. Highams Park is not and never has been a "village". There was a hamlet called Hale End and a mansion house called Highams which had a large estate attached to it. But Highams Park as it now is was built as a suburb of Walthamstow as the railway extended to the area at the end of the 19th century. Would all you folk who insist on calling it a village get over yourselves.

As far as the Tesco proposal is concerned, it is a fact that large areas of Waltham Forest are being built on to provide more housing in response to public demand. In this case, we are only talking about 260 flats and terraced houses. consider yourselves lucky. New estates, many times greater than that, are currently being planned for Walthamstow.

And consider that if Tesco gives up, you can expect the WHOLE site to be covered in housing.

I find it interesting that most of those in favour of this absurd proposal do not actually live in Highams Park and are not directly affected by it.

Actually, Kevin, I live off Hale End Road just on the Walthamstow side of the Wadham bridge. Highams Park is nearest shopping centre, if you could call it that - it is actually hopeless for shopping. I catch my train to work from Highams Park Station. My nearest Post Office is in Highams Park. It is where I eat out in the evening if I want to go somewhere close to home. What's more, I lived for more than 40 years in Highams Park before personal circumstances forced to move to a small place two years ago.
So no, I won't butt out. I have as much right to comment on the matter as you.
