Researchers are divided over house prices in Redbridge, with reports suggesting they are both up and down in the borough compared to last year.

A report this week by building society Nationwide claims Redbridge was the only borough in London where prices fell in the first half of 2013.

It says the average value of sales fell five per cent in the last quarter and one per cent in first quarter compared with the same time period the previous year.

In contrast prices  everywhere else in the capital increased in the first half of 2013, apart from in Tower Hamlets were prices remained stable in both quarters, it is claimed.

Nationwide says the average cost of a home in Redbridge is £272,702, which is also one of the lowest in London.

However, separate research by Rightmove suggests the opposite trend could be true.

It says house prices in June were up in Redbridge compared with the same time period in 2012, representing an annual rise of four per cent.

Rightmove suggests other boroughs like Kingston-upon-Thames are actually seeing price falls.

It said Redbridge also experienced the equivalent of 3.9 per cent annual rise in May, a 2.5 per cent rise in April and 4.8 per cent increase in March.

The firm, which says its data is based on 90 per cent of sales listings in the UK, claims the average cost of a home in Redbridge is £307,977.
