Hoe Street in Walthamstow has a record 24 estate agents

A Walthamstow street has the highest density of estate agents in England, according to research carried out by a property website.

EMoov.co.uk found 24 of the 75 units in Hoe Street were estate agents, beating Church Street in Barnes, which has a ratio of 11 of 32, into second place.

Russell Quirk, founder of online estate agency eMoov.co.uk, said: “Current planning laws enable estate agents to be classed like banks and building societies, meaning they can move into empty bank buildings without applying for a change of use.

"We often hear that estate agents are taking over our high streets, and our research has found that not only is it true, but it’s true to an alarming extent.”

Resident Sam Adams, of Barclay Road in Walthamstow, described the situation in the area is "ridiculous".

He said: "A new estate agent seems to appear each month in Walthamstow since the economy started to pick up. It's getting ridiculous.

“When the next recession comes half of them will probably close down again and the cycle will repeat.

“It destroys the sense of community in the area.”

I would certainly rather have professionally presented and smart Estate Agents than Loan Shops, Cash and Cheque Converting Shops, Bookmakers, pawn brokers , stinking take-away shops selling rubbish for a quid for kids to eat, shabby Internet cafés with bloke outside selling international phone cards and mobile phone accessories, depressing skeps, with the entire windows blanked out with huge pictures of food, blokes standing in doorways with boxes of mangos for sale, blokes outside derelict shops selling bowls of fruit and veg and mini 'social' clubs that are gambling dens any day.

Estate Agents provide a service for various housing needs but like in the photo, certain Agents, flood the area with unsightly boards and flout the rules by adverTising properties without authority or placing boards where there do not even have an instruction. Walthamstow is booming at the moment and as a person who has benefitted recently, profit wise, the Estate Agents have played a useful role in my good fortune and I have paid them handsomely.

The Loan shops and other depressing 'businesses' mentioned above are no good for Walthamstow as their often ramshackle appearance detracts from those businesses that are positively trying and make an effort. People from Islington and Hackney are moving in and boosting the local economy but to ensure the momentum continues we need more quality premises like Starbucks, Cosy Coffee, Pizza Express, Fred's Fresh Falafal, Spud U Like, Paul's , Sushi Sushi Where Are You and outlets like Burton, Willowby's, Radio Rentals, Arnold's Toys Stores, Hungercure and so on. People are moving in with money to spend and want more than a bowl of fruit and a phone card.
