A two million pound pub which has beeb converted into a jumble yard could be bulldozed by the end of the month. 

Owner of the Royston Arms in Chingford Mount Road, Chingford, New York Developments Limited, has applied to Waltham Forest Council for permission to demolish the pub in a bid to build flats and shops on the half-acre site. 

Stonegate Ltd closed the two-and-half storey pub in September of last year and sold it on to estate agent Kingsbury for £1.1million.

It was then reportedly sold on for more than £2million after the Chingford Islamic Society told the Guardian it was outbid with a £2.2.million offer. 

The entire ground floor of the pub has been operating as a retail unit since the beginning of the year, selling various household items including sofas, chairs, radios, washing machines and DVDs.

The change of use was under investigation by the council earlier this year after one-year leaseholder, ThisnThatLtd, was trading on the site without permission.  

An application for a certificate of lawful development so that the pub could be used for retail purposes was granted to New York Developments Limited last month.

A council spokeswoman, said: "In accordance with national permitted development rights, a Certificate of Lawful Use was issued on 15 May 2015 for permitted change of use to retail.

"Our planning enforcement team are looking into the condition the site is in following the change of use."

The demolition application, received by the council on May 29, states: "An application for redevelopment of retail and residential accommodation is to be made by the applicant, New York Development Ltd in due course.

"The prior notification for demolition seeks to ensure that maximum potential can be made of the site."

Imperial Developments, in High Road, Loughton, owns New York Development Limited and has confirmed they will be developing the site. 

They hope to start the demolition works by June 26.
