PLANS for a huge 685 home development in Leyton were revealed to the council this week.

Waste management company Bywaters showed designs to the council’s cabinet on Tuesday (October 6).

The development will be built with green ‘buffer’ land either side to minimise noise from the railway line and homes are planned out around a large green space in the middle.

Around 4,000 square-metres of commercial space and a school are also being discussed for potential delivery on the site.

The development in Gateway Road would cost millions of pounds and some buildings could be as tall as 15 storeys high.

On the site, existing buildings and structures associated with the Bywaters waste recycling facility will be demolished and the Thames Water stormwater facility will be moved.

This work could impact the amount of social housing on offer, according to the company which began work in Leytonstone in 1918,

A representative from Bywaters said: “In terms of affordable housing we are looking to achieve the maximum that we are able to.

“There are a number of significant costs, infrastructure costs, which much be met, one of these is the relocation of the storm water tanks.

“All of this will affect the level of affordable housing.”

He added it may be more likely there will be a contribution to the council for building elsewhere.

Councillor Grace Williams raised concern about noise from the Eurostar depot to the west of the site, but Bywaters said the buffers would ensure this would not be an issue.

Councillor Jenny Gray also sought assurance there would be substantial play space for children.

The company could begin consultation before the end of the month.
