Divisive plans to demolish a traditional pub and replace it with 11 flats were finally defeated last night (November 23).

At an ‘extraordinary’ meeting of Epping Forest District Council, proposals from Constable Homes for the site of the Sixteen String Jack pub in Coppice Row, Theydon Bois, were refused.

It was the highest level meeting to consider the plans, which have been debated for months.

The “bespoke” flats proposed were criticised by some for being too big and lacking parking, with others saying the development could not manage without better public transport, pavements and street lighting.

Supporters claimed it would improve the derelict pub site and provide much needed housing.

Dr John Warren, chair of the Theydon Bois Action Group, said: “We are delighted with the clear decision to refuse permission, which was based on the same sound reasons for refusal made by Planning East Committee in October.”

Despite the plans’ defeat last night, a report is due in the coming weeks on a “substantially similar” development from Constable Homes for 13 flats on the same site.

The plans were refused by the district council last year, but the decision could now be overturned by the Planning Inspectorate and ultimately lead to the development of the site.
