Plans to build more than 400 homes, including a 16-storey tower block, in Walthamstow are set to be approved.

An application by Legal and General Property to develop a former industrial estate in Wickford Way, has been recommended for approval by Waltham Forest council’s planning committee.

Plans, which will be discussed by the committee tomorrow (Thursday, October 20), include 440 new homes and commercial space across five new buildings.

Two buildings on the site will stand over ten storeys, with the tallest reaching 16 flights and another standing at 14.

If approved, the development will contain 25 per cent “affordable housing” which will be let at 80 per cent market rent.

However, objections have been raised to the plans, including concerns over the height of buildings, loss of light for current residents and impact on local infrastructure in the Blackhorse Lane area.

A report compiled by council officers on the development, said the towers would be a “high quality” development and provide a “gateway” to the borough.

The report said: “The proposals have been designed to ensure a coherent pattern of development across the site and to provide a high quality ‘gateway’ to the borough when approached from the west along Forest Road.

“The proposed design of the building would be exemplary, providing a high quality development within the Blackhorse Lane area.

“The overall form and positioning of the development reinforces the acceptability of the scheme of the proposed height being sought within the development.

“The scheme comprises a series of buildings which will have views in between.”

The site is currently home to an industrial site, which will be completely demolished if plans for the new development are approved.

In 2014, planning permission was granted to redevelop the site for commercial and residential use, including 311 home. However, the project was never advanced.

A decision will be made on whether to grant planning permission for the development during a meeting at town hall, which is due to take place on Thursday evening at 7.30pm.
