WALTHAMSTOW: Woman forced to live with gaping hole in ceiling


A TEENAGE tenant has had to tolerate a large hole in her kitchen ceiling for seven months.

Malika Cader, 19, said the hole started because of a small leak, but had got worse, and pleas to Ascham Homes to get it fixed had fallen on deaf ears.

She said: “They keep sending people to look at it, but nothing has been done. They keep saying they will send someone to survey it and either they don’t turn u, or if they do, they don’t do much.

“It is getting worse and worse. The leak is constantly dripping in my kitchen and the floor keeps getting flooded. One of the beams which supports the ceiling is rotting where it has been getting wet for so long.

“I cannot use my kitchen at all because I am worried to go in there in case it collapses. So I have to get take-aways or rely on my mum.”

As Miss Cader, of the Mile End, Walthamstow, has learning difficulties, she has to rely on support from her mum Ricky, who said she was worried about her daughter’s welfare.

“I think it is the leak that is causing the problem. I am so worried about what would happen if the ceiling collapses on her.”

During their last visit to the housing association the mother and daughter say they were told the ceiling had been repaired.

An Ascham Homes spokeswoman said: “This problem was first reported in March 2008. A contractor attended on 13 March 2008, but unfortunately the tenant was not in. A card was left asking her to contact Ascham Homes so that a new date could be arranged. However, no further contact was made by the tenant.

“A contractor visited the property on Monday to make a temporary repair, and a full repair will be completed.”

Miss Cader confirmed that after the Guardian contacted Ascham Homes, a contractor visited to survey the hole and, after parts were ordered to repair the leaking pipe, the hole would be repaired.

I also have had a hole in my kitchen ceiling. I know I can fix it myself but it's basically laziness on my part. I thought that I'd get round to doing it it "any day now", but apparently, I often go out when I should be at home with my tools up the ladder. I realize now that further delay might make an interesting talking point and even get me in the local paper on a slack news day.

There is definately more to this than meets the eye. I suspect the tenant has been obstructive and probably wants her entire kitchen redecorated. However, the HA have a responsibility to maintain their homes and should have made more of an effort to gain access. It is not acceptable to try to gain access only once. Did they write to the tenant/call her?

Great point Beepee, but she does have 'learning difficulties' and the Photographer is probably a Nahm war Veteran? Tottenahm?

This story completely vindicates my opinion of asham homes repair policy, it is exactly what I have experienced on several occasions. From the point of reporting a fault asham homes staff run interference to the effect of not having to remedy the fault. On one occasion the attempt at trying not to repair something must have run into several time the cost of the actual repair!
We have every four to five years an election for a government local/national but tenants have no choice as to the management of their housing it’s about time this changed.

The tenants have four elected councillors as Directors on the board of Ascham Homes: Naz Sarkar, Eric Williams,
Peter Woollcott and Peter Barnett. They also have 6 people, including the Chair of the Board, who are Resident Directors.

In what way can it possibly be said that the tenants 'have no choice' as to the management of their housing association? The prublem is not that there is no choice, but that they have chosen a group of people to run the place who have been signally unable to exert the oversight and control that is required. The staff who have been employed have been allowed to get away with deficient standards for some time.

The Guardian seems to have no end of council tenants complaining about their accommodation. Here's a suggestion: get a job, step into the real world and pay for your own place rather than relying on someone else to spoonfeed you every step of the way.

I agree 100% the endless list of council tenants who want to complain seems to get longer and longer. If I had a hole in my ceiling I would have to find the money to have it repaired myself. I feel sorry for this girl as she does have learning difficulities and finding a job my not be an option but there are others in WF who can work but choose not to becasue they milk my and others hard earnt money. A good example I had a day of work and went to the gym around lunch time. There was a guy in there who after lifting some quite having looking weights started boasting to his mate that he had just had his incapicity benefits becasue of his 'bad back' renewed this made me feel angry as I felt if you back was that bad you would not be here.
If the council housing is so bad stop spending all your efforts complaining and finding ways of claimig more money and get up every morning and go to work!!
