Residents voice opposition to Highams Park Tesco development


RESIDENTS have again voiced their opposition to a large Tesco development in Highams Park.

The supermarket giant hopes to build a new superstore, flats and business premises, which will change the face of the area

A website detailing the ambitious plan, which includes a virtual 'flythrough' of the proposed scheme, is now online.

But some residents have contacted the Guardian to renew calls for planning permission to be turned down.

They say the sophisticated public relations push ignores the devastating impact the so-called 'Highams Green' development on an industrial estate off Larkshall Road will have on the local community.

Highams Park residents are said to to be split over the Tesco plan.

But those who have contacted the Guardian have expressed concerns that the 'village feel' of the area will be destroyed.

Many fear an increase in traffic, especially close to the level crossing by Highams Park station, will be disruptive, destroy independent shops and increase pollution.

Rupert Stevens, of Warboys Crescent, Highams Park, said: "This development will be a disaster for those of us that actually live in the locality as there is bound to be a massive increase in traffic and pollution.

"In addition, our small local shops our bound to suffer as they will not be able to compete with Tesco's massive buying power."

A previous Tesco application was turned down and Jan Dent, of Coolgardie Avenue, has believes that, despite the money invested in selling the plans, more information should be available.

She said: "I was unable to find clear information on how the plans had changed from previous planning applications.

"I do not feel that this was a satisfactory way to make this important information available to residents as it was not clear and there was no oportunity to ask questions as the library staff were not in a position to provide any further information."

Chingford MP Iain Duncan Smith has said Highams Park 'will die' if the development goes ahead.

The 2004 London Plan said “The demand for industrial and warehouse land in North London is currently strong.”

Tesco have sat on this land for seven years thus preventing both Industry and Warehousing being developed here. In their typical cavalier attitude they demolished the valuable C&A warehouse which could have been of future use.

Some 60 students from Highams Park graduate from university every year. It this application goes through then the only work available in Highams Park will be Shelf Stacking and Till Operation.

Companies on the Industrial Estate have expressed serious concern over their ability to continue functioning with the increase in traffic.

I live in Highams Park and at present am unemployed. I would welcome the tescos if not for the employment factor but a shop close by to cater for our needs. Not all of us are able to drive and have cars, then their are those of us who cannot afford the prices of Budgens every week. If Budgens was to reduce their prices in line with other supermarkets it would benefit most of us. I also belive if the small shops were not turned into discount stores and instead green groccers or butchers the village would come back to life.

Do any of us need another Tesco! I think not and to be fair Highams park is dead already drowning in fast food pollution and betting slips. Unfortunately they seem to be the only ones that can survive the place. The stupid parking voucher scheme does'nt help, I mean who would want to pay to park in a place like that when they can drive to sainsburys and park for free. Well done LBWF another fine mess .

Tesco will finish off Highams Park. The development is far too large for the needs of the local community and is designed to attract people from far-afield.
Highams Park's traffic problems will increase dramatically; we have several schools in the area and often there are lots of school children and students around who will have to cross very busy roads.

People who think Tesco will 'rescue' Highams Park are wrong, this store is designed in such a way as to keep shoppers inside - almost all of its customers will arrive by car, take the lift/escalator up to the 1st and 2nd floors of the building where the store is located, they will do their shopping, go back to their car and then leave. They will not stop to shop in Highams Park! They will just produce more traffic, more hold ups, more noise, and more pollution. Not to mention the massive trucks which will be coming to make deliveries 24 hours/day.

Highams Park does need to change, it needs better shops but this monstrosity is not the answer.
