WORK to redevelop Southend seafront’s old Esplanade pub cannot yet go ahead despite planning permission being granted almost six months ago.

Beyond the Box Developments Ltd still intend create 49 flats and two restaurants at the site of the old pub, which finally burned down in December after multiple attacks from arsonists.

The ambitious proposals to knock down the pub and neighbouring Marriott’s Fish and Chip Shop, was given planning approval in August.

The work was set to begin at the end of February, however ‘pre-commencement conditions’ for the development have yet to be signed off by Southend Council despite being received on November 5.

The conditions include approval of an ecology appraisal and badger survey, tree protection measures, demolition statement and site investigation.

The last blaze happened on December 22, and completely destroyed the building, leaving it in a dangerous condition, with the Eastern Esplanade road being closed until early January due to safety concerns.

James Courtenay, cabinet member for growth at Southend Council, said: “We are pleased to announce that the east and westbound carriageways on Eastern Esplanade were reopened early January after structural hoardings were installed around the site.
